Last week I didn't get one phone call from my mailers, but what can you say when you only send out 24 of them. And this week there were even fewer lis Pendens filed in Morris County, 19 to be exact. So those 19 got postcards and we'll see what happens. It only takes one and because of that I will never give up.
I spent part of this morning trying to match up the Lis Pendens I was getting from NJForeclosures.com to what I could find myself by going into the public notices. My initial finding is that NJForeclosures.com gets them about a week faster then they are posted online. I don't think this matters much when it comes to mailers, so I'm going to cut out NJForeclosures and just build the list myself. It's pretty easy since you can filter out the Lis Pendens.
More Rings Please!!
I'd like to get my phone ringing more, which means I'm going to have to expand my marketing. To go along with my goals (see them on the right), I'm going to look into bandit signs.
Get a dozen or so of them and test out a few areas. This has proven to be the most cost effective way to bring in leads, which matches up nicely with my tight budget.
I also want to find probate leads and mail to them as well. My area has a lot of elderly home owners, making it a good farm area for probates I would suspect.
Open Houses
Managed to go to 5 open houses this weekend, really getting back into the swing of things with that quest. I however forgot my Short Sale business cards at home and didn't realize it until I was at the first house. I'm forgetful like that!

Hi Scott, nice work getting busy with the marketing. Hard to believe there are only 19 lis pendens filed in a day in your county...we have at least 100 every single day here in Ft. Lauderdale. It's nuts.
Bandit signs are great! I'd recommend more than a dozen though...maybe start with 25?

That's not 19 in one day, that's 19 in a WEEK! The only people going into foreclosure are those who bought around 2005. Anyone before that has alot of equity. That's why I want to add probates to the list as well as absente owners.
Thanks for the advice of the number of bandit signs, was trying to settle on a number.

Wow! 19 in a week! That's great news for people who live in your county though....the problem here is that people who bought before 2005 leveraged their supposed equity and then became upside now...and people who bought between 2005-2007 were buying at top of the market prices with little $$$ down so now they are also upside down.

You're going to need to branch out from foreclosure if you're going to make a living at this game.
Get in touch with your title company and see if they can get you a list of absentee/out of area owners (landlords and second home owners) in your area. The Killer, Killer list is MULTIPLE ABSENTEE properties owned by the same person/entity. Tired landlords are looking to get out of the business. It's a great list.
Are you using click2mail.com to do your mailing? Its super easy and makes second and third mailings a snap.
Divorce, bankruptcy, probate, absentee, high equity...
I send 2500 pieces a month and get about 140 calls to my infoline.

Yeah I'm finding the numbers of foreclosures in my area to be rather small and am definitely going to start including more lead types in the near future. You give me some great ideas though and I thank you for that!
